Terms & Conditions

These Terms and Conditions apply to all bookings made directly through simplelifemotel.com, by phone, or by email with Simple Life Motel & Suites. By completing a reservation, you confirm that you have read, understood, and agreed to these terms in full.

1. Reservations and Booking

All reservations are subject to availability at the time of booking. Your reservation is confirmed only once you receive a written confirmation from Simple Life Motel & Suites or from the Seekda/OfficialBookings booking engine.

You must be at least 18 years of age to make a reservation. By booking, you confirm that you are of legal age and that all information provided is accurate and complete.

Simple Life Motel & Suites reserves the right to decline or cancel any reservation at its discretion, including in cases of suspected fraud, misrepresentation, or violation of these terms.

2. Check-In and Check-Out

  • Check-in time: 4:00 PM
  • Check-out time: 11:00 AM
  • Early check-in and late check-out are subject to availability and must be requested in advance
  • Valid photo ID is required at check-in for all guests
  • The lead guest named on the reservation must be present at check-in
  • Failure to check in on your arrival date without prior notice will be treated as a no-show

3. Payment

Payment terms are as specified at the time of booking. Some rate types require full prepayment at the time of booking. Others allow payment on arrival. Please review your booking confirmation for the specific payment terms applicable to your reservation.

We accept all major credit cards. All prices are quoted in US Dollars (USD) and include applicable taxes unless otherwise stated.

4. Cancellation and Refund Policy

The following terms apply to flexible rate bookings. Non-refundable rates are charged in full at the time of booking and cannot be cancelled or refunded under any circumstances.

  • Cancellations made more than 24 hours before your scheduled arrival date: full refund issued
  • Cancellations made within 24 hours of your scheduled arrival: first night’s room rate charged, no refund
  • No-shows (failure to arrive without cancellation): full reservation amount charged, no refund
  • Early departure: no refund for unused nights unless agreed in writing at check-in

To cancel a reservation, contact us directly or cancel through your Seekda/OfficialBookings booking confirmation. All cancellations must be received in writing.

5. Direct Booking Discounts and Benefits

The following benefits are exclusively available to guests who book directly through simplelifemotel.com or by phone. These benefits do not apply to reservations made through third-party platforms including Expedia, Booking.com, Hotels.com, or any other OTA.

  • Direct booking discount tiers of 12%, 15%, and 18% off — applied automatically at checkout through the booking engine. Qualifying conditions and stay length requirements are displayed at the time of booking.
  • Free parking — one space per room, for the full duration of your stay, subject to availability
  • Best rate guarantee on all direct bookings

6. Parking

One complimentary parking space per room is included for guests who book directly through our website or by phone. Parking availability cannot be guaranteed for reservations made through third-party booking platforms. Parking spaces are assigned at check-in and are for the registered guest’s vehicle only.

7. Smoking Policy

Simple Life Motel & Suites is a strictly non-smoking property. This policy applies inside all guest rooms, on balconies and terraces, and in all indoor and outdoor common areas.

Guests found smoking in any non-smoking area will be charged a mandatory deep-cleaning fee of $250, charged to the credit card on file without prior notice. Guests who repeatedly violate this policy may be asked to vacate the property without refund.

8. Pet Policy

Simple Life Motel & Suites does not permit pets of any kind on the property. This policy applies to all guest rooms and common areas without exception.

Guests found with a pet on the property will be required to remove the animal immediately. Additional cleaning fees may apply and the guest may be asked to vacate without refund.

9. Housekeeping

Daily maid service is provided for all guests throughout their stay. Housekeeping is performed once per day during standard morning hours. Guests who do not wish to have their room serviced on a particular day may place a Do Not Disturb notice on the door.

10. Front Desk Hours

  • In-season (May through August): 24 hours, 7 days a week
  • Off-season: Seasonal hours apply — please contact the property before arrival to confirm front desk availability for your travel dates
  • Emergency contact information is available at the property at all times

11. Guest Conduct

All guests are expected to conduct themselves respectfully toward other guests, staff, and the property. Simple Life Motel & Suites reserves the right to ask any guest to leave if their behavior is deemed disruptive, threatening, or in violation of these terms.

  • Quiet hours: 10:00 PM to 8:00 AM
  • Guests are responsible for any damage caused to the room or property during their stay
  • Damage charges will be applied to the credit card on file at management’s discretion
  • Unauthorized guests in rooms may result in additional charges
  • Subletting or transferring your room to another party is strictly prohibited

12. Liability

Simple Life Motel & Suites is not responsible for the loss, theft, or damage of personal belongings during your stay. Guests are advised to take reasonable precautions with valuables.

Our liability in connection with your stay is limited to the total amount paid for your reservation. We are not liable for indirect, consequential, or incidental damages of any kind.

Nothing in these terms limits or excludes our liability for death or personal injury resulting from our negligence, or for fraud or fraudulent misrepresentation.

13. Force Majeure

Simple Life Motel & Suites will not be liable for any failure or delay in performance of our obligations arising from circumstances beyond our reasonable control, including but not limited to natural disasters, government actions, public health emergencies, or utility failures. In such circumstances, we will contact you as soon as possible and offer a rebooking or refund where applicable.

14. Modifications

Simple Life Motel & Suites reserves the right to update these Terms and Conditions at any time. The version in effect at the time of your booking will apply to your reservation. The current version is always published at simplelifemotel.com/terms-and-conditions.

15. Governing Law

These Terms and Conditions are governed by the laws of the State of Maryland, United States of America. Any disputes arising from a stay at Simple Life Motel & Suites shall be subject to the jurisdiction of the courts of Worcester County, Maryland.
